For day to day maintenance, H2I recommends using an untreated dust mop, dry mopping, or sweeping to eliminate dirt and dust, which can cause scratches. Any liquids spilled on the floor should be quickly removed to prevent damage.
According to H2I Group flooring expert Patrick Duffy, an annual recoat is part of a perfect preventative maintenance schedule. Floor cleaning and daily use slowly wears the finish down, so an annual recoat will refresh and rejuvenate the surface to build it back up. This increases the life span of your investment.
Screening and recoating is a process where a floor is buffed prior to applying a maintenance coat of polyurethane to a floor. The buffing is required for the finish to properly bond. “Depending on the size and the condition of the court, this should take about 1-2 days for the average sized gymnasium. A larger field house will take 1-2 days more,” according to Duffy.
Recoating should be done annually. With the right application, recoating extends the period of time before sanding and refinishing is needed on your floor. This decreases your lifecycle cost and adds years to the life of the floor.
“My experience is that a floor will only require sanding and refinishing every 12-15 years if it’s recoated annually” says Duffy. Screening and recoating helps improve the look of the finish, while removing minor scuffs and minor surface damage.
Screening and recoating your floor adds value by protecting your investment. It prolongs the length of time before costly sanding and refinishing is required. Sanding and refinishing is a much more in-depth process than screening and recoating. It involves much more time and labor, but it could be worth it if you have deep gouges and damage.
